Metal Sheet Fixings

Choosing the right fixing for your new metal roofing is critical. Factors to be considered are the base structure - is it timber or wood? The type of sheeting also plays a role, with regards to the length of fixing, as does the sheet finish - galvanized sheeting requires galvanized screws or nails, while zincalume requires a zincalume screw or nail.

Most important, choose a fixing with a built in cap. These are both weatherproof, being plastic, and help coordinate with color sheeting - the cap being available in a range of colors. DIY standing seam roofing projects in particular can be made much easier by using the right fixings!

Sealant

There are a variety of sealants around, the two major groups being silicone or mastic. Silicone has the benefit of being available in a clear variant, therefore being invisible once applied. Mastic however, often offers a much longer lifespan, since it does not dry out or shrink.

Polyclosures

Polyclosures are die cut polyester foam rubber strips, cut to follow the contour of the sheet profile. Fitted under flashings, and secured with silicone or mastic, they prevent wind driven moisture from entering the roof space under the flashings. Most companies offering wholesale metal roof materials will also offer a specifically designed polyclosure for the profile you choose.

Flashings

Depending of the layout of your roof, you may require any one, or a combination of sidewall, headwall, ridge, hip or apron flashings, or perhaps another specialized flashing altogether. Flashings are generally affixed after the metal roof sheeting is completely laid and trimmed, and affixed using stainless steel or aluminum rivets. These rivets should then be sealed with silicone or mastic. Careful planning when deciding how to install a metal roof will mean that you have all of these, and other accessories on hand, and don't experience any delays!

Where chimneys are fitted lower on a pitched roof, a special flashing is generally manufactured. Called a soaker sheet, they are designed to channel all water that would accumulate behind a chimney around the chimney and off the roof, thereby preventing water from damming up behind chimneys and damaging the metal sheeting.

Laps

Roof sheeting is always laid lengthways, so that the pan, or channels, can divert water off the roof. The sheets always overlap, known as a side lap, usually by one rib. However, on very low pitches, particularly when using a poor water channeller such as corrugated sheeting, double laps (two rib overlaps) may be a good idea.

It is also never a good idea to end lap a sheet. This means to overlap the sheet lengthways with another sheet. While it may save money in the short term, the overlap will almost always be the site of rust, since water will seep between the two sheets and accumulate there. What do you want from your bathroom?

Do you want it to be more than clinically cold and merely functional? The trend today is towards making bathrooms a warm, friendly place to be, a place where you don't mind spending a fair amount of time in. Lets face it, we all have to use the bathroom sooner or later and it's probably the most used room in the house.

If you are planning to remodel your bathroom you should try to provide an experience for the users of the room and that includes yourself. Try to think beyond the simple utility of being a place to wash in.

How ambitious is your bathroom-remodeling project?

When you remodel your bathroom a lot will depend on how much space you have available and how extensive you want your bathroom remodel to be. When I remodeled my bathroom it all started because I dropped something into the bathtub and cracked it. That meant that the bath had to be replaced but I could have stopped there instead of taking the opportunity to replace everything, rearrange the bathroom and add a shower cubicle. Oh yes and I spent a lot of money too.

You don't have to be that ambitious

As long as your bathroom fittings are in working order you don't need to replace them. There is a lot you can do by adding storage space to get things off the floor, replace some tiling that may have seen better days. Giving the place a simple coat of paint can work wonders also. Even if you do need to replace some items like I did then replacing it with a similar item in the same position can be a lot cheaper than a full blown remodel.

How about a few plants?

If you have the space in your bathroom you might like to add a few pot plants here and there. They can hide the more drab aspects of your bathroom and provide a point of interest for anyone using the room. Some people like to talk to plants but don't like others to know that they do so being alone in a bathroom with some nice plants can be very therapeutic.

Think about the lighting

Lighting can make a big difference and adding some nice warm, soothing light that makes you feel cosy and at home can enhance your experience of the bathroom in a very subtle and pleasant way.

Keep it clean and shiny

Often all a bathroom needs is a good clean. Polish the metal work in the room, the faucets and towel rails etc. Make sure that you remove all the lime scale that has built up over the years. Clean the tiles on the walls so that they gleam like new. Do all this and keep it all clean by going over it once a week. It can make your bathroom look as good as if you'd done a complete bathroom remodel. It's also quicker, a lot less stressful and will save you loads of money.

Replacement or Retrofit Style Frame? Which is Right for You?

Last week I told you how to measure for your vinyl replacement windows when replacing aluminum windows. Now that you're ready to order your new vinyl replacement windows, we need to talk about the different frame style options available. In most of the country your choices are limited to either new construction or replacement frames. New construction frames come with a nailing fin to attach the frame to the studs during the construction of the new home. The replacement frame is basically the new construction frame minus the nailing fin.

But in the west, where stucco homes are common, manufacturers came up with a third type of frame called a retrofit frame. The retrofit frame has a fin about 2 inches wide, located flush with the outside face of the window. This is the best choice when replacing old windows, but not all jobs will accomodate a retrofit frame application. So let's discuss how to determine which frame is going to work for you.

If you have a stucco exterior, retrofit is the way to go. You install the new window from the outside, and the flush fin covers the old aluminum frame that you are going to leave in place. Then you screw the new window in using deck screws through the side channels as well as the top header. We will get into more detail on the actual installation in a future article. If you have a stucco exterior, but there is a wood trim around the opening of the window where the flush fin would normally go, you can still use the retrofit style frame. You would need to remove the wood surrounding the opening, install the retrofit window, then purchase and install new wood trim. The old trim will no longer fit since the replacement window frame dimensions will be several inches larger in width and height than the old window frame. Another option is to install the retrofit fin on top of the wood trim. You can do this as long as the depth from the face of the wood trim to the point in the house of the innermost portion of the old aluminum frame is less than 3 inches deep.

The reason is because a good quality retrofit window will have a 3 inch frame depth from the back of the flush fin to the innermost part of the frame. That innermost part needs to be further into the house than the innermost part of the aluminum frame so that the aluminum frame will be hidden after we apply the inside trim. What if you have brick around the window openings? Or siding? Then what? Well, if you can install the window against the face of the brick or siding and still have the innermost part of the vinyl frame be further into the home than the old frame, then you can use the retrofit style frame. If not, then you have to use the replacement style frame,then use trim to finish the outside.

The main point to remember when determining whether or not to use a retrofit frame or a standard replacement frame is that in order to use the retrofit frame there needs to be less than 3 inches from the outside point where the flush fin will rest to the inside point in the room where the old frame ends. If it's less than 3 inches, go with the retro, more than 3 inches, use the replacement frame and add trim to the outside in lieu of the flush fin.

Going Green with Construction - Insulation

There is a new trend in construction building with environmental concerns in mind. In this article, we cover going green with insulation in a structure.

Insulation is one of the more urgent green issues in construction. Proper insulation can have such an important role in the reduction of energy waste in a home. The well insulated home holds in the heat and keeps out the cold. Today, with the wide spread use of air conditioning, the opposite is just as true and just as critical. Asbestos and vermiculite, compound containing asbestos, have been widely used as insulating materials. It was efficient and easy to install. It was flame retardant. There were many reasons that made it the popular choice. It was, however, highly toxic.

The story of asbestos insulation is a good example of the totality of the green construction movement. The concept is not about trade offs. We do not pollute our water in order to have more material goods from our factories. We do not foul our air to have less expensive automobiles. We also do not risk our health to have an inexpensive insulation, regardless of how efficient it might be or how well it prevents fires.

There are alternatives, and when we approach these alternatives from the perspective of totality, we often find they are better and less expensive anyway. In the case of insulation, one good example is insulation made from recycled cotton. The cotton insulation is 100 percent recyclable and it is non-toxic. The manufacturing process uses less energy than the manufacturing of asbestos products or even fiber glass insulation.

Another alternative insulation is vegetable oil based polyurethane. It is sprayed into the areas needing insulation and when it contacts air it expands filling in the space completely. This allows an extra tight fit that results in even better insulation than the more toxic insulations that it is designed to replace. These alternative insulations are free of VOC and CFC. These are volatile organic compounds (VOC) and chlorofluorocarbons (CFC) which are common toxic substances in older types of insulation.

Insulation is a major component of going green in construction. The conservation of heat and the reduction of wasted energy are important standards. Yet, green construction is not about trading off one hazard for another, nor reaching one goal by failing to consider its impact on other environmental areas. So, even though insulation is an important part of building green, selecting environmentally safe insulation is just as important. The good news is that, as is often the case, the right choice is not only the safer choice, but many times the least expensive option as well.

What Does a GFI Do? - Electrical Problems

In your bathroom you should have a GFI electrical outlet. Most new homes or newly remodeled homes require you to have GFI electrical outlets in the kitchen. Most older kitchens do not have GFI electrical outlets. GFI stands for ground fault circuit interrupter.

Why not call it a GFCI instead of a GFI electrical outlet? Well it is called a GFCI in some instances. GFI is short and is the most common name used by most electricians and builders for this type of outlet.

GFI 's come in 15 amp and 20 amperage outlets. GFI outlets must be wired properly. Make sure you're using the proper wire size when hooking up the GFI outlet.

How do I know which size wire to use? This all depends on how far away you are running it from the electrical panel. There are charts you can use to figure this out. If you are not running the electrical wire more than 80 feet from the electrical panel you can use 12 gauge electrical wires for a 20 amp GFI. This is a general rule of thumb for most electrical house wiring.

If you're going to be using a 15 amp GFI and you are going to be less than 80 feet away from the electrical panel you can use 14 gauge electrical wires. Again this is just a general rule of thumb for most electrical house wiring.

A GFI is a light duty electrical plug used in bathrooms, kitchens and the exterior of your house. The sole purpose of the GFI is to shut the breaker off faster if there is any moisture or light load problems.

Let's say for instance you have your hair dryer plugged into the GFI outlet. The hair dryer somehow falls into the sink while it is on or plugged in. The GFI outlet will instantly shut off because of the sensitivity of the breaker inside of the plug it self.

The GFI plug has a test button and a reset button on it. If you are continually resetting the GFI you will wear it out eventually. I have had GFI plugs after resetting the button about 10 times break and no longer able to use them.

The GFI electrical plug is a great idea and if you don't have them in your bathroom or outside of your home it would be a great idea to have an electrician install them for you.

Once you have chosen at least 3 potential contractors, have them come and give you a bid. A good bid will not only have a dollar estimate, but it will also outline what the contractor will do and what each step will cost and how long it will take. There are always factors which may change when the job is actually done, but this is to be expected. As long as you keep asking questions and getting satisfactory answers you can feel confident.

Concrete Methods - Adding Reinforcement

One of the most important factors to consider when pouring, forming and placing concrete is what kind reinforcement is needed, if any is needed at all. Recent technologies in concrete mix designs have made many more available and cost effective solutions to your reinforcement needs. Some times all that is needed is an engineered mix for simple floors, patios, driveways, porches and slabs. However, larger structures that support greater weights require more reinforcement and are required by general building codes.

Depending on the structure you are making will be what determines the type of reinforcement needed. Concrete walls require the use of steel rebar. Usually the sticks of rebar are tied together based on an engineered plan. Building codes, structural design and an engineer usually determine how much is needed and how it should be placed in the concrete. The larger the area to support usually means the higher amount of rebar as well as the grade (diameter of rebar or rebar size). Smaller flatwork pieces like residential flat work usually only require an engineered bag mix of concrete, or simple wire mesh. Wire mesh concrete reinforcement is often used when placing a boiler heat system in a driveway for example. This wire mesh must be set just right so as not to puncture the tubes when pouring concrete and to eliminate protruding wire from the concrete slab.

Thicker walls and floors will almost always require mats of rebar (rebar sticks tied together vertically and horizontally in specific lengths and spaced properly based on what it supports). This reinforcement is usually tied to footings that have been poured with sticks of rebar placed into and protruding upward or leaning into the floor to connect the mats together. Reinforcement can be bought pre-bent or bent on site based on need. The reinforcement is usually throughout the entire structure including columns. The higher up and the more to support the more reinforcement and concrete is needed, both in quantity and grade size. Improper placement of reinforcement, lack of reinforcement, incorrect type of reinforcement and inadequate sizing causes weakness, structural damage and protrusion from the structure. Most buildings require an a building inspector to pass off whether or not the proper amount, size, type and placement is correct. Hiring a contractor who is qualified to do it right is very important.

Once the size of the reinforcement is determined how much of it is needed to support the structure you are building? These requirements usually come in the form of an engineered plan stating the bare minimum needed. If you are not sure, hire an engineer to review your needs. They usually state the type that is needed as well. Structures that are exposed to water elements usually require that they be epoxy coated. This epoxy coating is usually a thin layer of epoxy that the rebar is coated with to protect the bar or mats from rusting and give it longevity.

Because reinforcement can get expensive, modern technology is trying to focus on ways to place reinforcement directly into concrete mixes, by the use of engineering mix designs. Engineers are researching the use of graphite in the mix to bond it together and provide reinforcement as well as other chemicals. Progress is advancing at a rapid pace and many different mix types are available. Some builders and engineers require these mixes on jobs in addition to steel reinforcement. They usually require testing of the strength of the mix by pouring core samples to test at a later date to make sure it is not defective. If the strength test is not met to the required standard, it must be removed and replaced until it passes. If reinforcement is not inspected by a building inspector prior to pouring concrete, the building inspector can require you to remove the entire structure and start all over, or bring an imaging device to the job site and ex-ray the structure to see if it was properly placed. Usually great costs are associated with both of these. Concrete is expensive to do over, so it is important to follow building codes and requirements when installing rebar to make sure it is done right the first time.

Concrete reinforcement is an important step when considering the longevity of a structure. In my experience I haven't met a single person or company who wanted to waste their money on buildings or structures that aren't going to last. Too little reinforcement can cause severe structural failure and damage that can be expensive and dangerous. Which, is not worth it in the long run.

Repair Wood Shutters

Learning how to fix wood shutters can be a fun do-it-yourself project. To repair wood shutters, you need to incorporate some long term maintenance along with an understanding of what can cause them to rot. Although wood shutters can rot over time, however, many people enjoy them because they don't look like plastic and they can be installed on operable hinges. The distinct look of functional shutters that come out of the house adds a different look and type of curb appeal that vinyl shutters just don't offer. The problem is the headache that can come every 3-5 years when it's time to replace those shutters. So what can you do to get the most out of your wood shutters? Follow our tips for fixing shutters and how to repair wood shutters and exterior shutters and you will get more life out of them.

The first thing is understanding why exterior shutters can rot. The sun is your biggest enemy, because it will cause your shutters to contract and expand. If your wood shutters are painted dark colors or black and if they get direct sunlight for most of the day then this is even more so the case. Heat from the sun will cause the shutters to expand and split apart. This will expose untreated areas and the rot process will begin as water and insects make their way into the shutters through these cracks.

By maintaining your shutters, you can prolong their life. Paint your shutters every other year. Paint can fade in the sun and as that layer breaks down over time, the rot process can accelerate. You never want to put an adhesive between a shutter panel and the rails that surround it. Common mistakes are the use of caulk or glue to reinforce the panel. Panels have to have the ability to contract, expand, and shift with changing environmental temperatures. Th rails and styles are never glued to the panel for this reason and only serve to hold the panel while allowing it some slight contraction and expansion mobility. A paint contractor can often overlook this minor detail and cause more harm than good for your shutters. If your shutters are starting to split apart at the rails and panels, you need to do a couple of things. First, you should try to paint any exposed wood that's been untreated. And secondly, you should hammer the rails back in place and reinforce the rails and styles with screws. Never screw the panel to the rails or use glue or caulk.

If possible, don't use the color black. Try to avoid colors with dark pigments in them as they will absorb more heat and reduce the lifespan of the exterior shutters. You can also use a vinyl safe paint or a semi-gloss paint to help minimize absorption from the sun. If your shutters are cupping or bowing, then it's likely that the need reinforcement. Overexposure will do this and a long shutter may need a third hinge in the middle to make it more structural.

Keep in mind, that the sun is your worse enemy. If maintenance and repair are not your cup of tea, then have no fear. There is a no rot solution that does still offer the look of wood and functionality of operable shutters and they don't look like plastic. They're also not made from vinyl. What's nice about vinyl shutters is that they are affordable and they don't rot. The disadvantage is that they will always look like plastic and they too can crack and split over time. They're also not hingeable. Many people like wood shutters so that they can be hinged and function as operable shutters. You can consider upgrading to PVC shutters, which look just like wood and can be hinged. They can be an easy way to avoid a shutter maintenance nightmare. With a little bit of shutter repair and preventative maintenance you can prolong the life of your shutters so that they last twice or three times as long.

Are Foreclosures That Great a Deal For Buyers?

Buying a foreclosed home, is it the best and wisest buyer choice?

What you must know about Foreclosed homes.

Foreclosed homes, they are everywhere. You a are a buyer seeking to find the best deal in the market while protecting your financial interests. Is Foreclosed homes the best option?

Depends. Bank owned (REO) homes usually come with a lot of issues. In the SF Bay Area every community has been hit. Some worse than others. Many home owners did not go out with a fight.
Many had tenants who were evicted.

We have found sabotage of electrical systems, cement poured down the toilets, copper plumbing stripped, electrical wiring stripped, water heaters disconnected, furnaces disconnected and removed from the premises to name a few things.

Well you say I can always get inspections...

True. But bank owned properties are sold AS IS. You are allowed to obtain inspections and usually you are given 10 days. Inspections are not cheap. Buyer pays for the inspections. Say you have your roof, physical inspection, termite inspection, foundation inspection(if needed), sewer inspection (highly recommended on older homes)chimney and fireplace, where applicable. Here is approximately $2000 just in inspections fees. Say the home was priced for $250000. A home down the street, not in distress is priced at around $290000. The foreclosed home has approximately $30000 possibly more repair fees and upgrades . The non distressed home down the street is in move in condition with upgrades in place. Do you have the extra $30000-$40000 to spend? upfront?(This is just an estimate of repairs, most find after delving into the repairs the costs can go much higher.)

Would it make more sense to negotiate with the seller of the non distressed home to assist in contributing towards your closing costs and buy down your interest rate to get into a good solid home? Of course the non distressed home would still need to fall into the appraisal guidelines for the area.

What I have seen is a rush to purchase these foreclosed homes that may not make the best business sense down the road. You have to weigh in several factors.

Having said this , YES you can find some good deals on foreclosures but remember many had angry tenants and home owners who stripped the homes and/or did damage that may not be found on inspections that will show up after you received title of the home.

My advice to any buyer in this market....Do not get emotionally attached to any home...Take your time ...Do your homework...Make sure your Realtor has given you up to date comparisons for recently sold homes...Look at the overall value of the properties in the area and probably most important of all take into account how long you plan on keeping the property. The market eventually will bounce back. However I do not expect in the same fashion as before and it will take years for the equity to build back up. If you are in the mindset for a couple of years in hopes of making a profit by reselling, you might want to rethink that strategy.

History has proven for the most part you need to keep a home for a minimum of 5 years to break even and/or make a profit. It really depends on the timing of the real estate cycle when you purchased and when you intend to sell. Unfortunately those who have bought in the last 5 years seeking to sell are taking a beating.

So, is a Foreclosure a Buyers best option? It depends....go in with your eyes wide open and have a CPA sit down with you to determine savings purchasing a Foreclosure vs a non distressed home. Unless you are a contractor and even they need to be careful you are taking on some big risks.

Home Remodeling Stair Lighting Help

Walking up and down the stairs in the dark could become a safety issue. If the stairs in the house are not that old, there should be a light switch at the top and a light switch at the bottom of the stairway. This is a three way switch and is designed to allow you to turn the stair lighting on as you walk up the stairs and then turn the stair lighting off, once you've safely reached the top of the stairway. And vice versa as she walked down the stairs.

Think safety always and do your best to solve your stair lighting problems as soon as possible to prevent injuries or accidents.

New Versus Old Lumber - Structural Failure

During my 30 years of remodeling and building new homes. I have ran across quite a bit of structural framing failures. I find myself answering this question a lot when explaining to a homeowner about the structural failure I am repairing on their home, "Why Didn't They Use Better Lumber" or " Why Didn't They Use Larger Lumber." I really have a hard time answering these questions because I honestly don't know the answer.

However I can try to use some logic and reason to give these people an answer that seems to make sense to both of us. Why didn't they use better lumber, quite simply because, with most older homes that were built before the 1970s they actually do have better lumber. Now you're probably thinking how can these homes have better lumber when the lumber is old versus the new lumber used in a brand new house.

Most of the structural repairs I have made over the years has nothing to do with the lumber and whether it was new or old. A large number of these repairs were caused by neglect and poor maintenance.

The lumber in most older houses are from older growth trees. Some of these trees were extremely large and only the premium parts of the trees were used. The premium lumber is cut farthest away from the center of the tree. Now the larger the tree it makes sense that there will be more premium lumber.

A large majority of the newer lumber used in home construction comes from trees about 6 inches in diameter. Now you're probably wondering how can they cut a 2 x 8 piece of lumber out of a 6 inch tree. Of course they cannot, the larger lumber comes from larger trees.

Most 2 x 4's that are less than 8 foot long can be cut from these trees. This scrap or waste that comes from cutting these two by fours will now go into engineered building materials like particleboard, oriented strand board and engineered beams. Another name for an engineered been would be a paralam.

I hope you're starting to get the picture now when it comes to using new or old lumber. There are companies that are going into old logging rivers and retrieving old growth lumber. These were logs that sank to the bottom of the river's and were never retrieved because it was too costly.

The old growth lumber is quite expensive. Who's to say what problems we will happen in the future from the newer products created with modern day technology. When it comes to building houses it is not an exact science and as contractors we have been repairing the damage from poor engineering for years.

When I use the word poor engineering I am not pointing fingers at engineers. We now have more knowledge about home construction then we had years ago.

New versus old lumber, who wins the battle. Only time will tell.

Tumbled Marble

Tumbled marble is one of the most popular materials used in kitchens and bathrooms today. It comes in many colors and sizes and shapes that can be incorporated into truly unique designs for floors, countertops, and kitchen backsplashes.

How tumbled marble is manufactured?

Tumbled marble is manufactured from many different materials such as travertine, limestone, marble, and granite.

The first step in the process is cutting the stone into the dimensional size required.
The stone is then placed into a kind of cement mixer. In the mixer is also placed course sand and sometimes small pieces of metal abrasives.

The whole mix is then rotated for a predetermined amount of time depending on the hardness or softness of the material.
The course sand and the abrasives working against the stone distresses the edges and the surface of the material and gives it that old weathered look hence the term tumbled marble.
More dense material is tumbled for a longer period than a softer material to achieve the same ancient stone look.

If you have ever priced tumbled marble you will notice that larger pieces such as 12" x 12" are a bit higher in cost.
This is because the breakage factor is much higher with a bigger piece, 4 x 4 tumbled marble stone is generally the least expensive because there is much less breakage in the manufacturing process.

A similar looking material is chiseled marble, this is the same as the tumbled marble except that the material comes out of the mixer earlier and the edges of the stone are hand chiseled.

A tumbled stone kitchen backsplash can be a great project for a do-it-yourselfer. It is basically the same process as installing ceramic tile except for the fact that you will need to use a spacer to separate the tiles from each other. This is needed because of the weight of the tumbled stone and it needs some support until the mastic adhesive or thin set cement dries.

The other big difference in installing tumbled stone is the grouting procedure. The grout cannot be applied over the whole surface of the tumbled stone unless you want to fill the little imperfections in the surface of the stone. This is generally not the look you want.
So the trick is to fill the grout joints without filling in the natural voids in the stone itself.

The answer is to use a grout bag. This is very similar to a pastry bag that is used to apply icing on a cake. A grout bag can be purchased at most home centers.
The grout is mixed a little bit loose and put into the grout bag and squeezed into the grout joints with out of messing up the rest of the tile.

After the grout joints are filled they are left to dry until they are semi hard to the touch.
The joints are then tooled with the round end of a toothbrush or whatever you can find that his smooth.
Then take a damp sponge and smooth the grout joints out little bit until they are all uniform.
Let the grout dry completely give it a final wash down with a sponge, let it dry for 48 hours and you are almost finished.

The last step is to seal the backsplash to protect it from everyday cooking splatters.
A couple coats of penetrating sealer can be used to protect your work.
If you would like to bring out the rich natural colors of the stone you can apply a enhancing penetrating sealer, these sealers are available at home centers and tile stores.

So try tumbled marble for your next project, you won't believe the incredible results you will get.

Kitchen Remodel - Major Appliances - Stove, Oven, Cooktop, Microwave

Undertaking a total kitchen remodel requires a lot of detailed planning and thought. If not planned out properly the project will take longer and cost more.

Prior to creating a new design for your kitchen, it is important to consider what you desire in major appliances for cooking.

The type and style of appliances will make a major difference to the overall design of your new kitchen. Although it may appear to be very obvious, for cooking you will require a group of heating elements, and at least one oven. This can be obtained as a stove or it can be obtained as a countertop grouping of elements and a wall mount oven. If a separate group of elements on the countertop and an independent oven is the route you are planning on taking, you then have to determine how many wall mount ovens you desire in your new kitchen.

Stoves, countertop cooktops, and ovens can be gas, (propane or natural gas) or electric. This is an important consideration as it may not be economical to bring gas piping or electrics to certain areas within the kitchen.

A stove or countertop cooktop will also require an exhaust fan. This is an important consideration, as a properly installed exhaust fan should be vented to the outside. (Non-vent exhaust fans do exist, using a carbon filter, however they do not vent the moisture that is created in a kitchen from cooking because of that can create condensation problems). Some manufacturers produce a downdraft cooktop, where an exhaust fan draws air downward and out through the bottom of the unit. These units require more space below the cooktop than a regular cooktop does and hence must be considered in cabinet design.

Countertop cooktops and wall mount ovens come in an assortment of sizes. It is important to choose the specific models that you are planning on buying in order to adjust the physical layout and sizing of cabinets and countertops within the new design. It is also important to note the power requirements so that adjustments to the kitchens electrical configuration or gas piping layout can be made to accommodate the appliances.

Most people no longer consider microwave ovens a kitchen luxury. The size and mounting of a microwave oven varies dramatically between models and manufacturers. Units are available to sit on countertops, be built into walls (using specially designed ventilation kits), and mount under kitchen cabinets.

If you are considering creating a gourmet kitchen, the appliances that you can add to your collection are only limited by your imagination. Warming drawers, bread and pizza ovens, fryers, and woks are only a few of the specialty appliances that now exist for the gourmet kitchen.

Room Acoustics & Home Cinema Rooms

Room acoustics play a huge role in creating a successful home cinema. The best home cinema hardware in the world will fail to perform at its best in a badly designed room.

The main issue in a home cinema tends to be excessive reverberation time - this is the time taken for a sound from a speaker to decay by 60dB below its original level - i.e. the amount of time it takes for a sound to dissipate in the room.

If you can imagine standing in a completely empty room with hard floors and ceilings and clapping your hands, the sound will echo for quite some time and therefore take a long time to decay (it reflects off the walls and floor). Now imagine standing in a carpeted bedroom and clapping your hands, the sound would not echo as much and disappear quite quickly (the bed and the carpet would absorb some of the sound). The bedroom has a lower reverberation time than the original room.

In a home cinema it is generally good to have a shorter reverberation time as if the reverberation time of one syllable overlaps the other it can be difficult to make out speech. The same thing happens with sound from the surround sound speakers - one effect overlaps another resulting in a muddle of sound.

Home Cinema Treatments

There are several ways to treat excessive reverberation time - changing the shape of the room is one. Imagine a square box, a wave comes out of the speaker hits the back wall and comes back 180 degrees on itself - muddled sound. Now imagine a complex shape like Octagon, some waves will still bounce back at 180 degrees but the majority will bounce off in different directions - the sound still exists but all the bouncing will reduce its energy quite quickly (and therefore volume) and keep the sounds distinct.

The other way to treat excessive reverberation is to absorb the wave - acoustic panels consist of acoustic substrate finished in fabric. This tends to be the most practical way to improve the sound in your room and the finishing fabric can be almost any design - improving aesthetics at the same time as the sound. Manufacturers such as Cineak and Cinematech have products available in a variety of sizes and shapes to cater for most situations.

Glass Sunrooms - What You Need to Know

If you're building a sunroom, more than likely it is going to have a lot of glass in it. In fact, many sunrooms actually are about 75-90% made of glass. Of course all the glass is wonderful for allowing you to enjoy the sun and almost feel that you are outside without all the bugs and nasty weather. Consider the Location

First of all the location of your sunroom should be taken into consideration when you are trying to choose the glass. When you are choosing the glass you need for glass sunrooms, it will be important that you go with tempered glass for your safety. You must have tempered glass, since it is much safer and works in the same way the glass in your car does. Going with tempered glass is important for a couple reasons. First of all, it is much stronger so that you avoid having a problem with the glass breaking. Also, tempered glass breaks differently than other glass. It actually crumbles instead of shattering, which means that you are safer if something does happen to break the glass.

Go with Insulated Glass for a 4-Season Sunroom

If you want to have a glass sunroom that you can use all year long, then you'll want to make sure that you go with insulated glass. You should never choose single pane glass for a sunroom that you want to use all year long. It won't keep out the heat of the sun or the cold during the winter. Double pane glass is going to be a bit more expensive but it will provide you with the insulation that you will need from your windows.

Look for a Warranty

Last of all, no matter what type of glass you decide to go with when it comes to the glass for your sunroom, you should look carefully for a good warranty. You want to make sure that your glass has a warranty on the seals and on the glass for breakage as well. A warranty can save you if something happens to your glass, so make sure you only go with glass that comes with a good warranty to keep you protected if something should occur.

Are Resistance Piers Right For Your Home?

The resistance pier belongs to a family of foundation repair products that are sometimes referred to as micro piles, push piers, or steel piers. These foundation repair products are driven hydraulically into the soil using the structural weight of the building as a reaction force.

A friction reduction collar is attached to the lead section of pier pipe. The purpose of the collar is to create an opening in the soil that has a larger diameter than the pier pipe. This dramatically reduces the skin friction on the pier pipe as it is driven into the soil and allows the installer to load test and verify that the pier encountered firm bearing stratum or rock that is suitable to support the design load.

Resistance piers like other steel piers are an end-bearing pier that does not rely upon nor requires skin friction to produce support. Each pier is field load tested after it is installed. Renovation - Building Works - Reducing the Intrusiveness Into Personal Life

One of the most intrusive actions into private life one willingly engages into is home renovation or building work.

Most of us will agree that building work in one's home rarely happens without the necessary amount of stress. Apart from the fact one has to deal with the construction details and problems, the homeowner also needs to cope with the much less considered and investigated but nevertheless important aspects of privacy intrusion.

Strangers walking through the front door with all kinds of materials and equipment, making lots of noise and bringing dust to the most unlikely places and most of all disrupting daily routines, tranquillity and private space, can become very upsetting.

Nevertheless much can be done from the homeowner and equally the builder/architects side to lower the threshold to stress free building work.

In order to understand why building work can be so disruptive to our lives one needs to take a closer look to interpersonal relationships and more specific to environmental psychology. It is beyond doubt humans have innate characteristics traceable to instinctive animal behaviour and whether or not we are aware of those it influences to a large extent our interaction with our surroundings and the communication we have with other people.

These characteristics have been largely investigated by anthropologists and psychologists, and the results of those studies have been actively integrated in marketing and commercial architecture.

A too narrow shopping aisle in a supermarket for example is very likely to induce what retail anthropologist Paco Underhill calls the butt-brush effect, where a customer will almost instantly loose interest in the product he was looking at when he feels someone brush against his back or backside while passing by. The customer's intimate space was invaded and as a result, as studies have proven, the customer will often walk away and leave the product.

In proxemics, a terms first introduced by anthropologist Edward T. Hall, social distances between people can be divided into 4 groups: intimate space, personal space, social space and public space. These spaces correspond to the personal distance a person takes (often unconsciously) to other people, events and its surrounding. Intimate space for example is reserved for actions like embracing, kissing, touching or whispering, where personal space is for interaction with good friends.

The intrusion of people into a space not appropriate to their social distance may feel uncomfortable and invasive. In environmental psychology this is termed as crowding. It is the psychological phenomenon when one is no longer comfortable with the number of people present and the extend by which they are invading ones space. In home building or renovation work it often happens that the physical distance between someone of the building team and the homeowner is as such that both invade a portion of each other's space which under normal circumstance they would not do. This is accepted however because it is temporary and necessary to achieve the work that needs to be accomplished. Very much the same goes for territoriality, a concept in environmental psychology associated with the nonverbal communication that refers to how people use space to communicate ownership/occupancy of areas and possessions. The intrusion of builders into the private territory (one's home) and the partly exposure of personal life and belongings is again tolerated because it is temporary and necessary but nevertheless feels uncomfortable.

Equally important are the effects of excessive noise, uncontrollable dust or changes in daily routines like wake-up hour or facility disruption.

With some effort however many of these effects can be minimized and reduce the stress that often accompanies building work. Although much can be done from the homeowner's side a truly successful plan involves the cooperation of the building team. It is therefore important to incorporate the building team from the start. This means at the hour of negotiating the budget. Let them know from the beginning what you will be doing and what you expect in return. Although finding a good reliable builder or interior designer/architect is a good start the key to stress free building work is preparation. This refers to the work that needs to be done before the first builder sets foot on your property.

Contract

Getting a good builder/designer/architect is important. Get preferable someone who has been recommended to you. Make a contract with your builder/designer/architect. For significant work (a bathroom renovation qualifies) include late delivery penalty fees. Every good builder who respects himself and takes pride in his work will have no problems with that.

Action plan

Ask your builder/designer for a day to day action plan. This action plan should include how the building work should progress. It will give you and him a guideline. It will also pressurize the builder to stay on schedule because he is aware that you will know if he is falling behind. It should list the people with their respective names that will be on site on which day. Preferably you should be introduced to them on their first day of work. Having their names will make them a bit less stranger and will take worries away to whether or not a certain person should really be in your home.

Noise

An action plan should also include a noise schedule. Although noise is constantly possible during building work there are days when it is more likely then others. A builder / designer should be able to inform you on this. It is psychologically proven that noise generates stress but also that this stress diminishes if that noise is anticipated.

Needs

Ask your builder his needs. He will most probably need storage space, water, electricity, toilet and washing up facilities. Anticipating and correctly catering for this will reduce significantly the intrusion into your private life. Builders need to bring many things on site, materials, ladders, machinery, etc. Make sure that the passage from the front door to the place of renovation/building is adequate for this. Remove everything that might get damaged: paintings, art work, personal belongings, etc. Remove loose things like papers or letters. Many people leave incoming mail or office papers on cabinets at the front door. Except for the fact that you leave personal information for anyone walking through to see because the front door will often remain open for longer periods during building work, air displacement is likely and may blow things on the floor or behind cabinets. When things go missing, and since you moved lots of items misplacement is common, theft easily pops to mind. In order to avoid this take precautions and remove those items. In the place you dedicated as storage, protect at least 2 wall spaces with cardboard to lean large board materials against. It avoids touching up paint work or wall paper scratches after your builders have gone. Protect all none movable items (cabinets, floors) adequately.

Dust

Remember that dust is likely and that this dust gets carried around everywhere you walk, even in places no work is done. In order to keep this to a minimum, limit the access of builders to your home to the absolutely necessary rooms. Keep doors of all other rooms closed. Put mats in front of those doors to wipe your feet before you walk in. Also remove curtains and lampshades in working areas, it avoids having to clean them after the place has been covered in dust. Ask your builder to carry out dusty operations like grinding stones/tiles, cutting wood, etc. outside.

Preserving your privacy

Another significant form of stress is the constant disruption of privacy when undertaking building work. Every person has different standards as to how much they value their privacy but even if you are very relaxed about it the constant invasion of one's personal space over longer periods of time should not be underestimated. A list of precautionary measures may help in keeping your home a home, even during building work.

This starts by informing the builders which facilities they can use. Let them know which sockets they can use for electricity and which toilet and water facilities are to their disposal. These facilities are bound to get dusty and dirty so it helps if you can temporary assign another toilet or other facilities for personal use and refrain from using those you assign to the building team. Remember that they will need a basin to wash their hands but will also need some water supply to fill a bucket. Most toilet basins do not cater for this so builders go in search for a bathtub or a kitchen sink. Providing a water hose outside may solve that problem. In order to avoid builders to wander through the house in search of things make sure you provide for their needs. It helps to put signs on the doors. Private signs on doors you wish not to be disturbed or water and toilet signs. During the course of the building work builders often need to speak to the homeowner to discuss various building issues. Knocking on doors to find you is an option but often construction noise may work confusing to adequately hear that someone needs you. Since the front door bell is frequently used for deliveries and does not necessarily need your attention every time it is being run, temporarily installing a wireless doorbell (for little moneyin most DIY stores) inside the house to get your attention is an economical option.

Who does the work?

Protecting the home environment (like floors and walls) should be part of the builder's work ethics. Nevertheless will you always be more protective about your home than the builder. It is therefore important to let the builder know what you want him to do in terms of protecting your belongings and respecting your privacy. He may argue to charge something extra as protecting takes time. It is of course a trade off. One can not negotiate rock bottom prices on building work and expect builders to spare time and effort in minimizing home disruption to the absolute minimum. Sound communication is important at this point. It is well worth to invest in some doormats and protective material and make sure that what needs to be in place is in place, what needs to be removed is removed and what needs to be protected is protected. It is very common more time and money is spent at the end to rectify damages than the time and money it would have taken to put necessary precautions in place.

So key is, act before you start, and remember that a successful building or renovation plan involves the cooperation of both: you and the building team.

Are you building a list worth building? Does that seem like an odd question? Maybe it does. After all, isn't ANY list that you build worth building? Well, maybe and maybe not. Hopefully, after reading this, you'll be spending your time building a list that IS worth building.

Okay, so why WOULDN'T a list be worth building? Well, here's one reason. Let's say you're targeting keywords of people who are looking for free gaming tips. Now think about this logically. They're looking for FREE gaming tips. They're not just looking for gaming tips. They want FREE. Now, if you happen to get them into your list by providing these, what do you think the chances are that they're going to actually buy something from you after the fact? Does their choice of keyword search suggest in any way that they have money and are willing to spend it?

Here's another one. Let's say you're targeting a keyword phrase that, while doesn't have the word free in it, has a lot of information on the Internet related to that phrase that could be gotten for free. The more information that's available, the less chance that somebody is going to spend money to get it from you. Now, while this is not quite as bleak as the scenario above, you still could be building a list that gets you very few sales at all, if any.

And then finally, there is the keyword phrase that simply has nothing to sell. Not everything in the world that people want has a price tag on it. There are many things that people search for that they don't have to buy in order to solve their problem. Or the phrase may be something that is so unheard of that the number of people that you get into your list is so negligible that there is very little money to be made. I made this mistake with one niche that was so small that I ended up making five sales in one year.

So make sure that the list you're building is actually WORTH building.

It just might save you a lot of time and aggravation.

With the economy today the homeowner should think of adding a room rather than go through the process of buying a new home when the need arises. Especially if your home has the floor plan you like and it is already decorated to your tastes. It would actually be cheaper to add a room than buying a new home. And you could make the room the size you want instead of having to accept a home that has rooms either bigger or smaller than you like.

When building room additions the first thing you need to do is buy a building permit. All states and most all municipalities require building permits when adding a room or doing any carpentry work on your existing home. You will also need to know how deep the frost line is because you'll have to pour a concrete footer for the foundation to sit on, and it has to be below the frost line. The person you purchase the permit from should tell you how deep to pour the footer. That too will need to be inspected. You can pour the concrete up to the floor level for the foundation or use blocks on top of the footer. Your choice.

Building room additions is not an easy job. There are many aspects of adding a room, or rooms, that must be considered and planned for. For the person who is comfortable performing carpentry work, you can build your own room. But there are a few things to consider when building an extra room.

First, you will need to consult with a heating and air-conditioning expert to decide whether or not you may have to enlarge the outside unit of your central air conditioner, as well as the furnace. If so, you'll need to have that work done by a licensed professional. You will also need to add the ducting for your air conditioning and heating system.

When building room additions you will also need to hire a licensed electrician to do the wiring. It's a dangerous job, so don't try to do it yourself. Besides, it has to be inspected afterward. You can save yourself some money by drilling the holes through the wall studs and running the wiring to the electrical box if you know what your doing. But the electrical connections have to be made by a licensed electrician.

You'll have to decide what pitch to use for the roof over your new room. You will have to tear off part of the roofing on the existing roof so you can tie in high enough to get at least a 6/12 pitch. That's a 6 inch fall for every 12 inch length of roof.

Building room additions is a great way to increase the value of your home. A 12 ft. x 15 ft. room addition will cost about $15,000 but will increase the value even more. How much more depends on the location of the home, size of the room and the quality of the work done. Good work will always bring rewards.

Creating Your Electricity

Creating your own electricity and generating your own power has always been one of my dreams. Having a self sufficient home, not only a house that takes care of itself by generating its own electricity through windmills or solar panels but the satisfaction knowing that no matter what happens to the electrical companies you will always have electricity at your home.

What a wonderful feeling it would be to get a check back from the utility company instead of paying them every single month. I don't know about you but my utility bills are ridiculous and seemed to be going up in price constantly. I can't believe all the fees they have been charging for years to all of their customers. If you add all the fees for every person in the city or county this comes to a large, a very large number and it's getting worse not better.

Generating your own electricity with solar or wind power is definitely green thinking. This is going to be the wave of the future as fuel used to create electricity continues to rise in price. I really can't imagine what the price of electricity is going to be like in 10 years as the mass consumption continues to rise in developing countries.

We have got to start taking care of our own needs through solar or wind power. We have got to start creating our own electricity to become self reliant. The more self reliant we become as a nation the less dependent we will be on major corporations, especially large power conglomerates.

Creating our own electricity can also be used for electrical cars that can be purchased in the future. Think of the money you will say in fuel costs as the price of gasoline continues to increase as well as less pollution into our environment.

This is definitely the wave of the future and common sense tells us this. I suggest you read this article again if you haven't figured out some of the problems coming our way in the future.
